Rick Schwartz Sells ‘Property.com’ & ‘Properties.com’ for $4 Million + Stock

Rick Schwartz the legendary Domain Investor known as The Domain King has agreed a sale worth $4 Million PLUS STOCK for the domain names Property.com and Properties.com

Rick announced the sale to deaf ears it seems on Twitter on 1st July.

This sale represents the two best things about Rick. Firstly, he is the master of deals and dealmaking. Secondly he is unselfish. Always willing, where possible, to share details of sales and the process to help educate others.

The actual monetary value is quite small I believe to say one lucky business owner has the best domains in the world for the property market. In fact Property.com has always been my favourite domain in Rick’s portfolio. One of the best domains money could buy.

Also for domain investors and endusers alike reading this it is rare for higher end sales to get reported. Most are subject to NDA’S and fly under the radar for many reasons, so these type of deals happen all the time, but most don’t see the light of day unlike offline property deals that hit the land registry and are publicly reported.

The market cap is HUGE. I mean technically ‘Property’ refers to everything physically owned by someone. Of course it’s value is in the housing market, for houses, apartments, villas etc.

Many Americans will think the best term is Real Estate. Whilst this maybe true for the United States. In the English speaking world, property is by far the more common term and more Globally accepted. I am biased being English of course but RealEstate.com is not for sale anyway and is developed business so it’s value would be many multiples. As will happen to Property.com and Properties.com

This is why Rick is smart to take stock too, so that he can retain an interest in the project and any future profits from resale and success. Let the resale of Creditcards.com be a lesson to everyone who owns the TOP generics.

Property.com is the real prize. It is a massive bonus that Properties.com was owned by Rick also and included in the package and was smart of Rick to acquire when he did and for buyer to include. However I wouldn’t have made it my personal quest to acquire the plural had it been owned by someone else as Property is singular and plural in it’s meaning.

Average sales commissons for selling homes in the UK are quite small for selling average homes. Around 0.5% to 1.5% but this is considerable on xxx,xxx and up deals. It’s hard to find any house worth living in, in the United Kingdom , Anywhere for under £100,000  and to be honest closer to £200,000. Even this would be a basic home.

Indeed a top end Flat (apartment) sold for £140 Million (pounds sterling) in London.

So any property agent who thinks this domain sale is large, is living in cloud cuckoo land , The potential of  the domain through development is ‘monster,monster’ as Eric Hall would say. It will also get direct navigation leads, customers directly typing ‘property.com’ into the browser bar.

Of course this large property sale was one of the biggest recently but on the larger sales like this the broker commissions are much higher typically. I remember reading about an apartment sold in Monaco for 240 million euros! So, around $300 million at the time!

Ironically the Candy brothers bought the apartment for 15 million euros, spent 30 million euros ‘doing it up’ and then made 200 million euros on the resale.

I say ironically as there are no end to the high end deals from UAE to Paris to New York but the bulk of the meat is in the lower to middle part of the Property Business. Also impossible to say what the business is worth Globally. I would imagine it is incalculable. Trillions. One small slice of this market would be enormous.

Also ironic is that the new owners could do to Property.com what the candy brothers did to the offline property in terms of profits. Lastly it is ironic alss as Rick had a multi-million dollar sale with Candy.com a while back. This newly developed site is a success and Rick retained stock options.

These domains have memorability, instant recognition and authority, along with high search rankings on the search engines for highly competitive terms through great development. The domains’ quality and age will massively help, whatever the ‘new age’ seo guys tell you, clutching their ugly urls.

This is called a HUGE unfair advantage by owning these domains, in every sense.

So the stock option was  a MUST for Rick and congrats on this deal and we look forward to the full details when the deal closes in just under 60 days.

I think this was a brilliant move by the buyers to secure these amazing domains. Now Rick can stock up on more goatee trimmers and more hawaii shirts, not that I think he needs the cash. After a life on the road closing deals and being a travelling salesman rick built up all the skills he needed and having been in domains for all these years, almost two decades he was buying when others around him thought he was mad, he learned to say NO many times waiting for true deals to come through.

This is something we have learned the hard way ourselves. Some great successes, but many sold too cheap. For any endusers that find this article on our blog remember this……. that the industry defining generic that you seek, can give you and your business a place on the WORLD stage. You can be the the biggest name in your field by spending a fraction of the advertising dollars. You can sit on the internet’s version of Oxford Circus or Time Square by being at the top of the search rankings and page 1 of  Google.

A great generic .com can do this for you. After all, the biggest brand in the World known by almost every man woman and child on the planet is NOT walmart, nike or coca cola. It’s ….. DOT COM!

And the beauty is, every second of every day it is being advertised via every media all over the World. Free.

When you as an enduser balk at the thought of paying 6 figures even to get your ultimate domain in.com, think how much is wasted on ppc or adverts in papers that are open to click fraud or tomorrow’s fish and chips wrapping. You have to look at it that you are robbing your competition of the chance and opportunity that you now have. There can only be ONE Highlander!

Be grateful it hasn’t already been snapped up or developed. Many buyers would have offered Rick 2 million say for this domain and thought they were overpaying and thought Rick mad for saying no. I still think the buyers have bought at a very low price all things considered. The stock option says it all though, that Rick has confidence it will be successful and he is smart enough to get paid forever technically. Win / Win.

The property market is also in a Global slump but everything is cyclical, no more than the ‘property’ market. That has been here for thousands of years and will be forever. The internet is in it’s infancy so roll the clock forward a couple of years when the confidence comes back and this is going look like one hell of a steal.

When you as an enduser get to buy a top end generic and your dream domain in it’s entireity with no stock options for just high five figure or a six figure, I hope your eyes are opened to what a deal you are really getting! Bite their hand off.
